Rent vs Buy Dubai 2026: Breakeven and Opportunity Cost

True Cost of Renting: Rent + Moving + Opportunity Cost. True Cost of Buying: Mortgage + Fees + Maintenance. Expert-reviewed UAE guide. Last updated January 2026.

Deciding whether to rent or buy in Dubai depends on the true cost of each option and your timeline. This guide covers the real cost of renting (rent, moving, opportunity cost of capital), the real cost of buying (mortgage, fees, maintenance), breakeven by area and price, and how rent growth and interest rates affect the result. We reference RERA rental index and DLD and bank data. Use our Rent vs Buy Calculator.

True Cost of Renting: Rent + Moving + Opportunity Cost

True cost of renting includes monthly rent, moving costs (agency fee, deposit, DEWA, etc.), and the opportunity cost of not investing your deposit and savings elsewhere. Rent can increase each year within RERA caps. Sum these over your expected stay.

True Cost of Buying: Mortgage + Fees + Maintenance

True cost of buying includes the down payment, mortgage payments, DLD and other one-off fees, service charges, maintenance, and (if you sell) selling costs. Compare this to the cost of renting over the same period. Use our Property Fees Calculator and Mortgage Affordability for the numbers.

Breakeven Timeline by Area and Price

Breakeven is the point at which total cost of buying (to date) equals total cost of renting (to date). It typically falls between 5 and 10 years depending on price, rent, and interest rates. Shorter stays often favour renting; longer stays may favour buying.

Sensitivity to Rent Growth and Interest Rates

Sensitivity: if rent grows faster than assumed, buying looks better sooner. If interest rates rise, mortgage costs go up and buying can look worse. Run a few scenarios (optimistic and pessimistic) to see how robust your decision is.

When Renting Wins and When Buying Wins

Renting often wins when you are unsure how long you will stay, when prices are high relative to rent, or when you prefer flexibility. Buying can win when you are settled, when you want to lock in housing cost and build equity, or when the numbers pass your breakeven within your planned stay.
