True cost of renting includes monthly rent, moving costs (agency fee, deposit, DEWA, etc.), and the opportunity cost of not investing your deposit and savings elsewhere. Rent can increase each year within RERA caps. Sum these over your expected stay.
True Cost of Buying: Mortgage + Fees + Maintenance

Breakeven Timeline by Area and Price
Breakeven is the point at which total cost of buying (to date) equals total cost of renting (to date). It typically falls between 5 and 10 years depending on price, rent, and interest rates. Shorter stays often favour renting; longer stays may favour buying.
