Gross vs Net Rental Yield
Gross rental yield is annual rent divided by property value (or purchase price). Net yield deducts operating costs: service charges, maintenance, agent commission, vacancy, and (if applicable) mortgage interest. Net yield is a better guide to real return. Dubai net yields often sit in the 4–7% range depending on area and property type.
Service Charges and Sinking Funds
Service charges are set by the owners’ association or developer and cover common areas, security, and maintenance. There may also be a sinking fund for major works. Charges are quoted per sq ft or as an annual amount. High service charges reduce net yield; check the budget before buying.
Vacancy and Agent Commission
Assume a vacancy period (e.g. 1–2 months every few years) and agent commission (often 5% of annual rent for renewal or new tenant). These reduce net income. Factor them into your ROI model.
ROI Scenarios: 5- and 10-Year

Tax and Ownership Costs
