## What this calculates

Mortgage affordability follows UAE Central Bank regulations. Maximum monthly payment cannot exceed 50% of calculated income (Debt Burden Ratio). Income calculation: 100% of basic salary + 50% of allowances + 0% of other income. LTV caps: 75% for expats on first property (80% for properties under AED 5M), 80% for UAE nationals. Existing debts reduce available DBR capacity.
